AVAILABLE POSITIONS

Piping Estimator

The Piping Estimator works directly with the Special Projects team to evaluate plumbing and piping opportunities, provide takeoffs, estimates and proposals. Lawson Special Projects Division specializes in quick response, quick deliverable projects with fast duration construction schedules. This position requires an excellent ability to multi-task by estimating multiple various sized projects, from small Service Projects to large Special Projects. The Piping Estimator supports the project management team on multiple fast moving projects by providing small takeoffs for change orders.

JOB DUTIES INCLUDE:

General Duties:

  • Evaluating new piping opportunities to identify target projects.
  • Attend production meetings to update the project team on status of future and past bids.
  • Create detailed takeoff’s using Quickpen Software.
  • Generate accurate estimates and finalize piping proposals.

Estimating Duties Include (but are not limited to):

  • Identify target opportunities by review incoming invitations to bid in detail.
  • Reach out to Facilities and General Contractors to canvas for new projects in the planning phase.
  • Maintenance of customer relationships with each new potential opportunity. Excellent follow through when selecting or passing on opportunities.
  • Attending project walks and performing initial investigation of field conditions.
  • Ability to work closely with engineering team to provide solutions and value engineering options.
  • Download contract documents for review including plans, specifications and associated documents.
  • Send contract documents to all required vendors for pricing.
  • Take off piping and equipment for entry into quickpen and submission to vendors for quotes.
  • Review and vet all vendor proposals for accuracy and adherence to the contract documents. Constant follow-up until bids are received.
  • Follow-up with customer after bid is submitted.
  • Ability to negotiate and close projects.

REQUIRED ABILITY/SKILL:

  • 4+ years’ experience in HVAC Piping and the Construction Industry.
  • Attention to detail and accuracy are essential.
  • Understanding of conceptual estimating and HVAC systems.
  • Competent with various software programs such as Word, Excel, Quickpen and Outlook. Bluebeam and a plus.
  • Adept at conducting research, gathering and organizing information from multiple sources.
  • Skill to effectively prioritize and execute tasks in a quick response environment.
  • Outstanding time management skills are essential.
  • Exceptional customer service skills, high level of patience and professionalism are required.
  • Strong written and oral communication abilities.
  • Professional, ethical, team player with eagerness to learn and grow with the division.

EDUCATION REQUIREMENTS

  • Bachelor’s degree in Business, Construction Management, estimating or equivalent experience a plus but not required.
Sales Associate- North Bay Area

General Description:

The Sales Associate is a customer-oriented Sales professional with ample experience in selling maintenance agreements within the HVAC/Mechanical and Refrigeration Industry. This position is responsible for meeting business development goals and objectives by growing the service agreement base within the area. The Sales Associate will be expected to anticipate and quickly respond to changes in the marketplace.

GENERAL DUTIES:

  • Dedicated to growing the service agreement base through individual sales of new maintenance agreements.
  • In coordination with the Sales Manager and other senior managers, set goals and develop specific plans to achieve objectives for growth.
  • Responsible for identifying service agreement opportunities, surveying prospects’ equipment, and generating service agreement proposals.
  • Make warm calls on existing billable accounts with intention of converting them to service agreement customers.
  • Respond to service opportunities resulting from problems and issues identified by service operations and service technicians.
  • Interface with new customers, identify needs and solutions for service agreements, repairs, equipment and controls upgrades and system enhancements
  • Respond to requests and pursue opportunities as directed by the Sales Manager
  • Write proposals and secure purchase order and/or necessary authorization to proceed.
  • Evaluate on site safety risks and adjust scope and estimate accordingly
  • Actively participate in Sales meetings
  • Maintaining awareness of competitors' initiatives
  • Ensure new customer accounts that have been sold, are transitioned to the branch successfully

REQUIRED ABILITY/SKILL:

  • Strong communication, problem solving, and analytical skills required.
  • Strong negotiation skills required.
  • Ability to achieve a high close ratio.
  • Excellent attention to detail with an eye for accuracy.
  • Excellent organizational skills.
  • Ability to meet sales quotas and deadlines, and use good judgment in performing conflicting demands and managing priorities
  • Exhibit an in-depth knowledge and understating of HVAC and refrigeration systems
  • Has the ability to read, interpret, utilize training manuals, schematics and control circuits related to HVAC and refrigeration systems.
  • Competent with various software programs such as Word, Excel, and Outlook. Bluebeam and MS Project a plus.
  • Ability to work independently and to adapt to a fast-changing environment.
  • Exceptional customer service skills, high level of patience and professionalism are required.
  • Valid Driver’s license and insurable driving record.
  • Eagerness to learn and grow with the division.

EDUCATION REQUIREMENTS:

  • High school diploma. Some post-high school education from college, trade school or military.
  • Five years HVAC Sales related experience; or an equivalent combination of education and experience.

Project Manager

General Description:

Five years’ experience as a successful project manager for a mechanical contractor (HVAC and/or plumbing.)

Must have excellent understanding of mechanical and plumbing systems that are typical to medium to large size commercial and institutional projects.

Project Manager Responsibilities and Duties Include:

  1. Ensuring that project delivery complies with Contract Documents.
  2. Being able to forecast and manage labor, material, supplier, and subcontractor costs.
  3. Tracking manpower and labor productivity
  4. Negotiating subcontracts and purchase order agreements
  5. Coordinating and managing subcontractors, designer/consultants, and vendors.
  6. Oversight of CAD/CAM/BIM processes
  7. Generation, submission, and incorporation of RFIs
  8. Pricing, preparing, and negotiating change orders.
  9. Developing, reviewing, and producing approvable submittals.
  10. Creating and updating the project schedule.
  11. Managing project startup, commissioning, and turnover.

Requirements:

  • Proven experience in strategic planning and risk management
  • Ability to read and understand Contract Documents including: contract drawings, specifications, purchase orders, contracts, etc.
  • Knowledge of estimating techniques, cost controls, and pricing
  • Ability to react to changes in the project environment to ensure and to protect project profitability
  • Effectively prioritize and execute tasks in a high pressure environment
  • Ability to regularly interact with peers, customers, and management
  • Foster and maintain a positive team environment
  • Ability to bring projects to successful completion within budget
  • Knowledge of Microsoft Excel/Word/Outlook and Bluebeam
  • CAD/BIM Modeling program knowledge a plus
  • Excellent written and oral communication skills
  • 4 year college degree preferred
  • Candidates must be able to, with or without reasonable accommodations, perform the following duties:
    • Read and interpret technical documents, including CAD drawings, spreadsheets, schedules, submittals, etc.
    • Work at a computer terminal with mouse and keyboard for several hours a day.
    • Visit construction projects and navigate uneven terrain; use stairs, ladders, scaffolding, and construction elevators; maneuver in and around pipe work and ductwork; safely work in close proximity to construction materials and equipment.
